Tax Accountants Perth

Wealth Creation Perth

Tax structuring for Perth property investors, share investors, business owners and SMSF trustees, from the tax accountants at Griffiths Advisory.

Griffiths Advisory helps West Australians build wealth by planning their tax and holding what they own in the right structure. We are tax accountants, so we plan the tax on your income, your investments and your business, and set up the structures that hold them.

What Our Wealth Creation Service Covers

We are not financial planners. We do not recommend investments, and we do not give an opinion on establishing, contributing to or withdrawing from a self-managed super fund. Clients who want investment advice work with a licensed financial planner alongside us.

How Our Wealth Creation Service Works

Step 1: Review Your Current Position

We start with your recent tax returns, the companies and trusts you already own, your loans and your sources of income. From these, we can identify any income taxed at a higher rate than necessary and any interest you have not claimed.

Step 2: Compare the Tax Outcome Before You Act

Before you buy an investment property, sell a parcel of shares or start a business, we compare how each option would be taxed in your own name, in a company and in a family trust. If you move an asset into a different structure after buying it, you may have to pay capital gains tax and WA transfer duty on the transfer. We settle the structure with you before you sign.

Step 3: Set Up the Structure & the Loans

We register the company, or arrange the deed for a trust, and apply for its ABN and tax file number. Where that company or trust is buying the asset, the loan should be in its name as well.

Generally, the ATO allows an interest deduction according to what you spent the borrowed money on, and the property you borrowed against makes no difference. If you redraw on an investment loan to pay for a car or a holiday, you would generally lose the deduction on that share of the interest. The interest on that loan would then need to be split between private and investment use for as long as the loan runs.

These deduction rules change on 1 July 2027. Where you bought an established residential property on or after 12 May 2026, you will no longer be able to claim a rental loss against your other income from that date. We check the purchase date of each property before we arrange the loans.

Step 4: Plan Each Financial Year Before 30 June

Before each financial year ends on 30 June, we review:

  • your income for the year
  • the timing of any sale
  • any expenses that can be brought forward
  • your trust distribution resolution, which must be made by 30 June

After 30 June, none of these can be changed for that year, and your tax return can only record what already happened.

Key Tax Rules for Perth Investors & Business Owners

We apply these rules when we plan your tax each year and when we compare structures before you buy.

Tax RuleWhat It Means for YouWho It Applies To
Capital Gains Tax DiscountIf you sell an asset you have held for at least 12 months, generally only half of the gain is taxed. The discount is available to individuals and trusts, and not to companies. From 1 July 2027, you work out any gain accruing after that date using indexation of the cost base, and you pay tax on it at a minimum rate of 30%. You keep the 50% discount on a new residential dwelling.Property and share investors
Franking CreditsWhen an Australian company pays you a dividend, the tax it has already paid on its profits is credited against your own tax.Share investors
Family Trust DistributionsEach beneficiary pays tax on the share of trust income distributed to them, generally at their own rate. A minimum tax of 30% on discretionary trust income has been announced, to start on 1 July 2028. The measure is not yet law.Families who hold assets or a business in a trust
Company Tax RateA company with turnover under $50 million generally pays tax at 25% in the 2026-27 financial year, as long as 80% or less of its income is passive income such as rent or interest. Other companies pay 30%.Business owners
Negative GearingIf the interest and other costs of an investment are higher than the income it earns, you can generally deduct the loss from your other income, such as your salary. If you bought the property on or after 12 May 2026, then from 1 July 2027 you will be able to claim that loss only on a newly built property. You can still claim it on a property you bought before 12 May 2026.Property and share investors with loans
WA Land TaxRevenueWA charges land tax on the combined taxable value of the land you own at midnight on 30 June. Your own home is generally exempt.Investors who own land in Western Australia

Each rule has conditions, and we check those conditions against your own figures before we rely on the rule.

Speak to Griffiths Advisory About Your Next Investment

At Griffiths Advisory, we read your returns and your loans before we talk about structures, so every structure we compare starts from your own figures. You can book a wealth creation appointment with Phil or ask us a question first.

Frequently Asked Questions

Do share investors need a tax accountant?

Many do, because every dividend reinvestment adds a new parcel of shares with its own purchase price. Without a record of each parcel, you could pay the wrong amount of capital gains tax when you sell. Griffiths Advisory keeps a record of every parcel, claims your franking credits and calculates the capital gain each time you sell. A share trader's gains are taxed differently, as business income.

How is a wealth creation appointment with Phil different from a tax return appointment?

At a tax return appointment, we record the financial year that has finished. A wealth creation appointment with Phil looks at the years ahead: which structure should own your next asset, how your loans should be arranged and what to do before the financial year ends. Book it before you buy, sell or borrow, from our Booking Appointment page.

The information on this page is general in nature and does not take account of your own circumstances. Rates and thresholds are those for the 2026-27 financial year and change each year. Speak with Griffiths Advisory before acting on any of it.
